What is the minimum budget for a real estate investment in Dubai?
There is no single answer to this question. The right budget depends entirely on your goals. As a general framework: in emerging areas, studio apartments start from around 500,000 AED. For a one-bedroom apartment in the same areas, you should expect 1 million AED and above. With off-plan projects, the initial investment can be lower. In some projects, you can get started with just 10–20% down payment. One more thing to keep in mind: the Dubai Land Department (DLD) charges a 4% transfer fee on top of the purchase price. It is important to factor this in from the beginning.
Which are the best areas for investment in Dubai?
There is no such thing as "the best area." The right area depends on your goals. If rental yield is the priority, Jumeirah Village Circle, Dubai Silicon Oasis and International City stand out. Returns of around 6–8% are possible in these areas.
