Can foreign citizens buy property in Dubai?

Yes, they can. Foreign citizens can buy property in Dubai. No residency requirement, no restrictions based on nationality. Property purchases are made in designated freehold areas. Downtown Dubai, Palm Jumeirah, Dubai Marina, Dubai Hills Estate and Jumeirah Village Circle are among the most well-known of these areas. Those who purchase above a certain value can also apply for an investor visa. We will cover this in more detail in a separate question.

What is the minimum budget for a real estate investment in Dubai?

There is no single answer to this question. The right budget depends entirely on your goals. As a general framework: in emerging areas, studio apartments start from around 500,000 AED. For a one-bedroom apartment in the same areas, you should expect 1 million AED and above. With off-plan projects, the initial investment can be lower. In some projects, you can get started with just 10–20% down payment. One more thing to keep in mind: the Dubai Land Department (DLD) charges a 4% transfer fee on top of the purchase price. It is important to factor this in from the beginning.

Which are the best areas for investment in Dubai?

There is no such thing as "the best area." The right area depends on your goals. If rental yield is the priority, Jumeirah Village Circle, Dubai Silicon Oasis and International City stand out. Returns of around 6–8% are possible in these areas. If you are looking for long-term capital appreciation, emerging areas like Dubai Creek Harbour, Dubai Hills Estate and Sobha Hartland may be more attractive. For prestige and quality of life, Downtown Dubai, Palm Jumeirah and Dubai Marina remain strong choices.

How does the off-plan property buying process work in Dubai?

Off-plan means buying a property directly from the developer before construction is complete. The process generally works like this: first, you select the project and unit. Then you pay a reservation fee, typically between 5,000 and 50,000 AED. After that, you sign the Sales and Purchase Agreement (SPA). From there, you follow the payment plan tied to the construction schedule. Compared to ready properties, off-plan offers a lower entry price, flexible payment plans and capital appreciation potential during construction.
